Frequently Asked Questions – SKY One Title Services LLC

Question 1

What is a Current Owner Search?

Accepted Answer

A Current Owner Search examines the public records from the date the current owner acquired the property to the present. It identifies the current vested owner, any open mortgages, liens, judgments, easements, or encumbrances currently affecting the property. This is the most common search type used for refinance transactions and equity loans.

Question 2

What is the difference between a Current Owner Search and a Two Owner Search?

Accepted Answer

A Current Owner Search covers only the current owner's period of ownership. A Two Owner Search extends the search back to include the prior owner as well — typically covering two conveyances in the chain of title. A Two Owner Search is often required for purchase transactions to verify there are no unresolved issues from the previous ownership period.

Question 3

What is an AVR (Assignment Verification Report)?

Accepted Answer

An AVR, or Assignment Verification Report, traces the chain of mortgage assignments from the original lender to the current holder of the note. It verifies that all assignments have been properly recorded and that the current servicer or lender has a clear, unbroken chain of title to the mortgage. AVRs are commonly required in foreclosure proceedings and loan audits.

Question 4

How quickly can you complete a title search?

Accepted Answer

Most standard title searches are completed within 24–48 hours of receiving the order. Complex searches, on-ground abstracting in remote counties, or high-volume orders may require additional time. We work with clients to accommodate tight closing timelines and can discuss rush turnaround options when needed.

Question 5

Do you provide nationwide ground abstracting?

Accepted Answer

Yes. Through our nationwide network of professional abstractors, we provide on-ground abstracting services in counties across the United States — including remote and rural counties where online records are limited or unavailable. Our network covers both online search counties and on-ground courthouse research counties.

Question 6

Do you provide document retrieval services?

Accepted Answer

Yes. We offer document retrieval for deeds, mortgages, assignments, releases, plat maps, probate records, and other recorded instruments. Documents can be retrieved as part of a title search order or as a standalone service. We retrieve documents from county recorders, clerks of court, and other public record repositories across the country.

Question 7

What is included in a Full Title Search?

Accepted Answer

A Full Title Search — typically covering 30, 40, 50, or 60 years depending on state requirements — examines the complete chain of title for the specified period. It includes all deeds, mortgages, assignments, releases, liens, judgments, easements, restrictions, and encumbrances recorded against the property during that time. Full searches are standard for purchase transactions and are required by most title underwriters.

Question 8

Do you handle commercial title searches?

Accepted Answer

Yes. We handle both residential and commercial title searches. Commercial searches may involve more complex ownership structures, multiple parcels, easements, covenants, and recorded agreements. Our team has experience with commercial transactions of varying complexity and can work with your underwriting requirements.
